Signature Global Expands Delhi NCR
One of the ruling real estate players in India, Signature Global aims to invest INR 1500 crore to purchase land band in Delhi NCR region.
Vigorous Plan for Delhi NCR
- Way back in 2022, Signature Global Group received national recognition from Manohar Lal Khattar, Chief Minister of Haryana for creating remarkable housing projects under state housing policies, one for Affordable Housing and another for DDJAY. Signature Global Group’s Founder and Chairman, Pradeep Aggarwal, and its Co-founder and Managing Director, Ravi Aggarwal had worked with focus in developing residential housing structure in this part of the country.
- Signature Global had reported INR 2700 crore sale from its project Titanium SPR in Gurugram The company holds prime land parcels with a 17 million sq. ft. sales potential in Sector 71, SPR, which has emerged as heart of Gurugram.
- The successful sale of these projects has driven the company to buy further land and develop large scale housing in Noida which, according to the Founder Chairman, hold immense potential. Pradeep Aggarwal feels Gurugram is an aspirational market and they will continue to develop mid-income to premium housing in this region.
- And now in 2024, Signature Global is planning to purchase land for INR 1500 crore, as it looks to expand in its core market of Gurugram, and make a mega entry into Noida in the National Capital Region (NCR).
- Mr. Pardeep Agrawal, Founder and Chairman have taken the route of buying land through outright transactions as well through auctions conducted by the Noida Development Authority as the title of such land will be clear without any encumbrance.
- The confident Founder Chairman shared with Mint that ‘The company expects an operating surplus of over ₹2500-3000 crore in the current financial year. A portion of this surplus will be used to reduce debt, and we plan to invest around INR1,500 crore to purchase land. This investment will help replenish our land bank.’
- In 2014, Signature Global had launched its maiden residential project at Sector 107 in Dwarka Expressway raising INR 730 crore through an IPO in September 2023 and in 2024, it recorded an astonishing pre-sales of INR 7279 crore.
- How does FY 2025 look for the developer? Well, it has already given pre-sales projection of INR 10,000 crore in the back if a mammoth launch of projects in pipeline.
- The Real Estate Behemoth plans to sell 4,000 residential units this fiscal, costing an average of INR 2-2.5 crore per unit in order to touch its booking targets.
- Signature Global has appointed Boston Consulting Group to advise on the sales processes and pace of construction to ensure timely delivery.
Strong pipeline of projects
- Signature Global is planning to launch a 130-acre project in Sohna this year, targeting the middle-income segment. The mixed-use development project is estimated to have revenue potential of over INR 5000 crore.
- Apart from Sohna, the developer also has a considerable land bank in Sector 71, on the Southern Peripheral Road and Dwarka Expressway where it will launch projects.
